Code of Conduct
Client Confidentiality
Australian Property Masters (APM) will keep the client’s financial and personal information confidential and, in the event that it was necessary, will seek their prior permission to pass on information required internally by APM or by a third involved party.
Determining Appropriateness of Property Investment
APM are not accountants or financial advisers, and as such, cannot advise the client on the appropriateness of property investment to their financial circumstances and objectives. APM takes no responsibility for this determination and will proceed on the premise that the client has sought this advice from a suitably qualified party.
Finance Interview to Confirm Affordability
APM are not financiers or mortgage brokers and, as such, clients have complete freedom to choose their own source of finance, or have the option of reviewing finance packages from other lending institutions that may have been recommended by APM.
Inspection
APM encourages the client to personally inspect any property recommendations that are made.
Independent Legal Advice
APM invites the client to use their own solicitor or, in the event that the client asks APM for the name of a solicitor, APM will recommend a range of solicitors that we believe to be independent of both the vendor and APM. The choice of solicitor used is solely at the discretion of the client.
Contract Subject to Finance
APM will instruct the vendor’s solicitor to prepare a contract of sale subject to the purchaser obtaining appropriate finance, or to advise the purchaser not to exchange contracts prior to finance being formally approved.
Independent Valuation
APM encourages the client to seek access to the valuation of the property commissioned by their lending institution, or, if access is denied, APM recommends the client obtain a second independent valuation by a registered valuer to substantiate the value of the property. The second valuation to be paid for and addressed to the client.
Accounting and Taxation Issues
There are many incentives and concessions granted to the property investor by the Australian Tax Office. APM encourages the client to consult with their own or an independent qualified accountant for advice and lodgement of appropriate documents.
Tenancy
When procuring rental assessment letters, APM will always solicit conservative current market rentals, assessed by licensed property management agencies, local to the subject property.
Fee Disclosure
APM will, upon request, disclose all fees and commissions payable to APM in relation to the property.
